1. Introduction

These Terms and Conditions govern your use of the Event Home Rental website at eventhomerental.ie and eventhomerental.com (the “Website”), operated by Dretown Ltd trading as Event Home Rental, a company registered in Ireland.

By accessing or using the Website, whether as a homeowner listing a property or as a guest seeking accommodation, you agree to be bound by these Terms and Conditions in full. If you do not agree, please do not use the Website.

Dretown Ltd t/a Event Home Rental reserves the right to update these Terms and Conditions at any time. It is your responsibility to review the most current version on the Website. Continued use of the Website following any update constitutes your acceptance of the revised terms.

2. About the Service

Event Home Rental is an online platform that connects homeowners wishing to rent their properties with guests seeking accommodation in connection with major sporting and cultural events, beginning with the Ryder Cup 2027 at Adare Manor, Co. Limerick, Ireland.

Event Home Rental acts solely as an advertising and introduction platform. We are not a party to any rental agreement entered into between a homeowner and a guest. All rental arrangements are made directly between the homeowner and the guest.

3. Trademark Disclaimer

Dretown Ltd t/a Event Home Rental is an independent Irish accommodation platform and is not associated with, affiliated with, sponsored by, endorsed by, approved by, or connected in any way with any of the trademark owners, event organisers, or venues mentioned on this Website. No relationship, partnership, or commercial arrangement of any kind exists between Dretown Ltd t/a Event Home Rental and any of the following, including but not limited to:

•          Ryder Cup, a registered trademark of Ryder Cup Ltd., Ryder Cup Europe LLP, and Ryder Cup 2027 Commercial Limited. ` The Ryder Cup name, logo, and all associated intellectual property are the exclusive property of their respective owners.

•          Adare Manor Hotel & Golf Resort and any associated trademarks, names, or intellectual property belonging to its owners ` and operators.

•          Any other sporting events, governing bodies, venues, or organisations referenced on the Website.

References to the Ryder Cup 2027, Adare Manor, and any other events or venues on this Website are made solely for descriptive and informational purposes, to identify the geographical location and timing of the events for which accommodation is being advertised. Such references do not imply any form of official status, endorsement, or approval.

Video and photographic content displayed on this Website depicting Adare Manor or its surroundings has been licensed from third party stock content providers for commercial use. Such content is used purely to provide geographical context for visitors and does not imply any relationship with or endorsement by Adare Manor Hotel & Golf Resort or any event organiser.

4. Homeowners / Advertisers

4.1 Listing Fee and Commission

To list a property on the Website, homeowners must pay a one-off listing fee as displayed on the Website at the time of registration. This fee is non-refundable once your listing goes live. Similarly if a homeowner pays at a date after listing their property to be featured on the home page of the website for two weeks, this is non-refundable once the property has been featured on the the home page.

In addition to the listing fee, homeowners agree to pay Event Home Rental a commission of 1% of the total agreed rental fee for any booking made as a result of an introduction through the Website. For example: if a property is rented for €30,000, the commission payable to Event Home Rental is €300, and the homeowner receives €29,700. This commission is paid to Event Home Rental directly by the renter not the home owner.

Homeowners are responsible for notifying Event Home Rental of any completed bookings and arranging payment of the commission fee. Event Home Rental reserves the right to pursue unpaid commission through appropriate legal channels.

4.2 Listing Content

By submitting a property listing, homeowners confirm that:

• All information provided is accurate, complete and not misleading

• They are the legal owner or authorised agent of the property being advertised

• All photographs and images submitted are their own original images and are not subject to third party copyright

• The listing does not contain links to competing websites or services unless approved by Event Home Rental

• The listing complies with all applicable Irish laws and regulations regarding short-term property rental

4.3 Travel and Access Restrictions

Some events may have travel and access restrictions in place for the duration of the event and may only be accessible via designated travel schemes such as park and ride. It is the homeowner’s responsibility to ensure that any travel or access details included in their listing are accurate and in accordance with any such restrictions.

4.4 Pricing

Homeowners set their own rental prices. Any guide prices or advice provided by Event Home Rental are estimates only, based on comparable properties, and should not be relied upon. Event Home Rental cannot be held responsible if a property does not achieve its asking price or fails to secure a booking.

4.5 Property Inspection

Event Home Rental will, at its discretion and prior to the relevant event, conduct or arrange an inspection of listed properties to verify their condition and suitability. Homeowners agree to facilitate reasonable access for this purpose. Event Home Rental will provide reasonable advance notice of any such inspection.

5. Guests / Renters

All rental arrangements are made directly between the guest and the homeowner. Event Home Rental is not a party to any rental agreement and has no responsibility for the conduct, condition, or obligations of either party.

Guests are advised to:

• Communicate directly with the homeowner to verify all property details before making any payment

• Pay a holding deposit directly to the homeowner (we advise 10% of the total rental fee) once a rental agreement is reached

• Notify Event Home Rental of any completed booking so that the applicable commission can be arranged

• Satisfy themselves as to the suitability of the property before entering into any rental agreement

Property descriptions, images and pricing are provided by homeowners. Event Home Rental cannot be held responsible for any inaccuracies in listings. Homeowners will generally provide further details and photos on request.

6. Limitation of Liability

To the fullest extent permitted by Irish law, Dretown Ltd t/a Event Home Rental shall not be liable for:

•          Any rental agreement, dispute, loss, damage, or incident arising between a homeowner and a guest

•          The cancellation, postponement, or change of venue of any event referenced on the Website

•          Any inaccuracy in property listings submitted by homeowners

•          Any loss of property, theft, damage, or personal injury occurring at a listed property, whether or not that property has ` been the subject of a courtesy visit by Event Home Rental

•          Any technical difficulties, downtime, or interruption of the Website service

•          Any loss, damage, injury, disappointment, or inconvenience arising from any discrepancy between a property as viewed ` during a courtesy visit and the condition of that property at the time of guest occupation

•          Any reliance placed by a guest or homeowner on the findings, observations, or recommendations arising from a courtesy ` ` visit, which is provided as a goodwill gesture only and does not constitute a professional survey, structural assessment, ` safety inspection, or guarantee of any kind

6.1 Nature of Property Courtesy Visits

Where Event Home Rental conducts a courtesy visit to a listed property prior to the relevant event, the following terms apply:

•          The courtesy visit is a visual, non-technical assessment carried out as a goodwill gesture to provide general comfort to ` guests. It does not constitute a professional property survey, structural inspection, safety audit, or any form of guarantee ` as to the condition, fitness, or suitability of the property.

•          The commission paid by renters in connection with a completed rental arrangement is payable to Event Home Rental for ` the introduction and platform services provided. No portion of this commission constitutes payment for a professional ` inspection service and should not be interpreted as such.

•          The condition of a property may change between the date of any courtesy visit and the date of guest occupation. Event ` Home Rental accepts no responsibility for any such changes and makes no representation or warranty as to the ` condition of the property at the time of occupation.

•          Guests are strongly advised to conduct their own due diligence, including direct communication with the homeowner ` and, where appropriate, arranging their own independent property assessment prior to committing to any rental ` agreement.

•          Where Event Home Rental elects not to carry out a courtesy visit, or is unable to do so due to access restrictions or other ` circumstances, no liability arises from the absence of such a visit.

Event Home Rental uses its best efforts to maintain a consistent online presence but cannot guarantee a continuous and uninterrupted service. We reserve the right to suspend or terminate the Website temporarily or permanently at any time without prior notice.

7. Privacy Policy

All personal information submitted via the Website or by email is used solely for the operation and management of the Website and the services provided by Dretown Ltd t/a Event Home Rental.

By submitting your personal information and any property listing content, you give us permission to display this information on the Website and to use it in marketing and promotional material, including on social media platforms such as Facebook, Instagram, and others.

Personal information will not be disclosed to third parties except where required to comply with Irish law, taxation obligations, or legal proceedings, or where necessary to protect the rights of the company.
